Cumming Group, under the name of MHBC Cumming, originally supported Schroders UK Real Estate Fund in the purchase of this building by providing initial due diligence. We then went on to provide full project management, contract administration and MEP design strategy services for the repurposing and redevelopment of the existing shell and core. Significantly, in doing so we were able to relocate the existing plant to allow for the creation of the building’s signature rooftop extension and increase the lettable area by 13,000 sq. ft. bringing the total amount of office space to 101,000 sq. ft. The project also included external amenities, a new core, and entrance facilities, all without altering the gross area of the existing building. One Lyric Square was successfully pre-let to The Office Group and is a project which showcases our ability to ‘think outside the box’!
