Project Description
This significant project included the refurbishment and re-fitting of an existing 550-room aparthotel portfolio of three buildings with a complex series of statutory and construction-related issues inherited from the previous developer / owner. The buildings were then repositioned as three Marriott Residence Inns. Works included regularising existing planning permissions; obtaining building regulations and completion certificates; constructing incomplete internal and external areas, including external envelope, roofs and hard landscaping; the incorporation and installation of new replacement services throughout, including the installation of air conditioning, stair pressurisation, drainage and sprinkler systems; constructing and incorporating suitable front and back-of-house facilities to enable the aparthotels to effectively operate; completing required and deferred maintenance works to the building fabric, services and lifts; incorporating new design elements required as part of the re-branding of the portfolio; constructing model rooms; and incorporating new IT, FF&E and OS&E. Practical completion was achieved in July 2018. The client was Starwood Capital Europe Advisers LLP.
