The renovation and extension of the Grade II Listed Kendal Milne building, along with the redevelopment of the adjoining Fraser building, represent a unique project to deliver approximately 500,000 square feet of exceptional-quality, highly sustainable workspace within the heart of Manchester. The development proposals seek to retain and celebrate one of the city’s most iconic historic buildings and become one of the city centre’s most attractive and distinct commercial neighbourhoods, providing major investment to kickstart recovery and act as an important catalyst for change and further investment in the region. The well-connected and strategically located site proposes place-making initiatives to deliver a landmark city centre campus which, once completed, is anticipated to support over 4,000 jobs.

In light of climate change and the need for more responsible development, the project is adopting a series of practices to reduce embodied carbon and operational energy use. It is also using a number of design features to improve daylight, air quality and acoustic qualities within the offices themselves, all of which will help to create a workspace environment where people feel comfortable, happy and productive. The scheme promotes active travel to work by providing cycle parking facilities, encouraging sustainable transport and reflecting the wider aspirations for the district. An attractive and pedestrianized public realm will wrap around the site and better connect with bots its surroundings and the neighbouring buildings, creating a far more inviting environment than currently exists. Both buildings feature private external office roof gardens and terraces for tenant amenity and use.
