Development partners Dominvs Group and Whitbread have submitted planning for One Medlock Street, Manchester.
Cumming Group is providing project management and cost management services on the construction of the 37-storey Purpose Built Student Accommodation (PBSA) building, with a separate 13-storey office block also included within the scheme. The scheme will deliver 36,000 sq m of Grade A office space and over 1,000 high-specification, professionally managed student rooms. In addition to this, the proposals are expected to support 475 jobs and generate a £198 million productivity boost during construction with a further 2,200 office jobs and £1.6 million contribution in business rates per annum to the Manchester area once complete.
From a sustainability perspective, the new public realm of the development will include a landscaped pocket park and rain garden. The plans will also improve permeability in the area by creating green streets connecting the site to the wider First Street Regeneration.
Chris Phillipson, Director of Cumming Group’s Manchester office, said ‘It’s good to be collaborating with two of our existing clients on such a great mixed-use scheme. On top of servicing the much-needed student housing market, it’s nice to know that upon completion the project will also benefit the wider Manchester area.’
