Cumming Group EMEA, working with Tide Construction, Vision Modular, alongside our client Greystar commenced module installation on Block 8, at the beginning of this year.

We are acting as Project Manager and Employer’s Agent on the development which will provide 354 apartments as well as ground floor retail units. The 14th floor amenity space will also include a versatile media room, gym and yoga studio.

Following on from the previously constructed blocks, Greystar is developing Block 8 using modular construction. The apartment units being constructed use modules that are manufactured off-site, with modules making up living rooms, bathrooms, bedrooms and corridors. All apartment modules come pre-fitted with kitchen units, bathroom sanitaryware, wardrobes and MEP cupboards.

Once modules reach the end of the production line in the purpose-built factory, they are transported to the Greenford Quay development, which allows for a much faster installation process as disruptors such as traffic are minimised.

Programme benefits are one of the great advantages of modular construction with programmes being up to 30% less than conventional construction projects. Increased quality standards are also a major benefit, with modules undergoing 22 quality inspections before leaving the factory. This, coupled with less foot traffic within the final apartment, ensures a premium quality finish.
